Estate agent round to value house tomorrow - what to expect?

I recently had 3 appraisals on my flat.

Having spoken to them I still wasn't sure how they justify their fees, on average fixed fees of £2000 + VAT.
Because on average, two-thirds of them are spending their time visiting potential clients like you and receiving no reward from the exercise?
Because the fees that they do receive from the sales that complete have to cover all the expenses on those that don't?0 -
Def worth getting at least 3 agencies around as well to give a balanced view and you make not like the agent coming first...
I had three agents round. All suggested a very similar asking price - all had the same terms - 1% and a three month contract, no sale, no fee.
One was very nice but, when I double-checked the houses his agency had on sale, they were mostly more up-market than mine.
Of the other two, one was very pushy and I didn't know how that would go down with buyers so I went with the third. I haven't had any offers - whether that's just the market at the moment, the time of year or the agent, I don't know. I've been keeping an eye on the houses for sale in this area and few seem to be selling.
The pushy one has phoned me several times, trying to get us to change to him at the end of the contract period. My heart sinks every time he comes on the phone but is this sort of agent more likely to find us a buyer or will he put buyers off? Or will he bully people into making offers who then withdraw when they have time to think about it?0 -
Thanks everyone. It was as expected, stayed around 40 minutes and gave me the valuation as we sat down, the valuation was spot on with what I thought. I really liked him and chose that agency as we had tried to buy a property with them before and we were really impressed with the way they dealt with it as potential buyers ourselves and this reconfirmed it. He had also sold this house twice before
. Fees are under 1% here. I have someone else coming tomorrow.
We live where there is a very unique market, properties move fast at over the asking price and I can't get my head around what to do next but this is one small hurdle over.0 -

I am having a hard time convincing the OH to agree to that - she says the agent would ring potential target buyers proactively..... hmmm.Smile and be happy, things can usually get worse!0
