House still list for sale on Rightmove

Hi

Not sure if this is a big deal or not and what we should do about it.

Basically we had an offer accepted on a house last Saturday 23 Feb.
We have proceed with getting a mortgage and had valuation today. We have also instructed out solicitors.

However the house is still listed as for sale both on rightmove and the estate agents website and no sold signs have been put up.

We phone up the agents Friday and they told us that everything goes to rightmove on Fridays and it would change to STC over the weekend. This morning it was still on and when I phoned up they said that it was because they hadnt received written consent from the vendor to remove it from the market. They did say that they are not taking any viewings on the property though.

Is this a big deal, and what should we do about it?

Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

  • Ourvendor's agent would not mark as sstc or under offer until after the valuation. Seemed reasonable as it demonstrated we were in a position to proceed.

    Took weeks before ours was marked SSTC, even after the survey. Then they claimed they'd done it and hadn't. But that's because they were inept in most ways

    Get one of your friends or colleagues to phone up and see if they can secure a viewing for it. That will give you some ammo to go back to EA with if they are giving you the run around.

    The agents are talking rubbish. It took us nearly a week of phoning everyday to get the one we bought taken. The made all sorts of excuses. From its waiting to be updated, the guy is new and didn't push the button properly, it's been sent to rightmove and just not gone through. In the end I managed to speak to the manager and it was done instantly that very afternoon.

    Rightmove servers update upto 3 times a day but normally over night for most agents.

    I would just ask them why its still showing as available and if your not happy with the reason then start asking if the vendor is serious about selling or should you start looking at others.

    We accepted an offer on our house and our EA set the status to Sold, Subject To Contract almost immediately. They went as far as changing our board for a 'Sold' one!

    The EA for the property we're buying also changed that to Sold, STC, but hasn't changed the board. The house is still showing in their advertisements (online and in-shop) but they're not, apparently, 'actively pushing it'.

    So far, all is proceeding well, but I'm still worrying that our very short chain is going to collapse. :(

    Did you offer under asking price? If you've had the survey done then they should deffo have it off the market. Quick mystery shop by one of your mates as mentioned above is the way to go if you're worried....

    Maybe the vendors don’t want it advertised as SSTC yet in case the purchase falls through – by stating it is sold it could put other potential buyers off. This doesn’t mean that they will still be taking viewings, just probably taking details of anyone that is interested in it in case things don’t work out.

    A house on my street has ‘sold’ twice and fallen through, both after about 6-8 weeks of accepting an offer. Both those times the sold board went up within days and was also marked as SSTC on Rightmove.

    The property has now ‘sold’ again (about 3 weeks ago). It is marked on Rightmove as sold but still has the for sale sign up. Probably because they don’t want us nosy neighbours on the road knowing if the sale falls through again!

    Rightmove claim they update the servers, but they have to get the news from the actual landlord before they do it, there's one house that's still up for rent on rightmove, but was taken early January....

    Had a semi-angry hat with the agent on tuesday and was told that it wasnt listed as STC as they hadn't got written permission from the vendor. I told them that I wasnt happy about this and that I wanted it sorted ASAP. Left it with them saying it should be sorted in the next couple of days. Was actually changed on their website within an hour or so and changed on rightmove by the end of the day! :D
