    Have you considered that the agent has passed on your offer and that the vendor may not want to sell to you?

    Based on the limited information available I'd suspect the same. Perhaps somehow your offer or approach last time upset the seller and they've now told the EA that they're not interested in selling to you full stop.

    Sellers are human and sometimes base decisions on emotions rather than logic. Similar to Pitlanepiglet I've turned down higher offers on a property before in part because I wasn't happy with the potential buyer.

    Maybe not but to be fair to EAs, in this case it does sound like it is the seller who isn't interested in the buyer. (Unless perhaps the OP upset the EA last time around?)

    One way to find out would be to drop a note off to the seller directly offering your best and final offer...

    What happens if it gets further downvalued when a new survey is done?

    The market is rather fluid right now and there's no guarantee it's still worth the last figure.

    On the other hand this was a year ago and they are still trying to sell....... Have you viewed again? House may be in a worse state than previously so would be sensible to do so. If the vendors are there when you view, no harm in coming right out with the offer there and then and saying how strong your position is.
    A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

    We've never met the vendors. Viewings have bee via the estate agent - it is a divorce situation.

    Ah, now it becomes clear. One party wants to sell, the other does not. The actual offers are neither here nor there probably
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
