    Again, I was not asking for sympathy, only advice, which I have received in lots of forms on these boards. Incidentally I have been in the adult word for quite a number of years, (I am 43) and have lived in this house for four years, an have always paid my rent this way, and this is the first time it has been a problem. If it makes people feel better to slate me and tell me how hopeless and irresponsible I have been, then I hope I have provided you with a little smugness within your obviously perfect lives, I don't need to be told I am wrong, I am well aware of this, so please, I was asking for advice on whether I would be made homeless, not whether I deserve what I get. Anyway, off to my very adult job, in the very adult world, goodnight

    Bizarre, you wouldn't get away with this in a private rental or paying a mortgage

    You need to set up a Standing Order (a regular payment) - not a Direct Debit.

    If you have your landlord's bank account details, and have your own bank account with online access you should be able to do this online at any time - no need to wait until Monday.

    Good news and bad news: Unlike so many people in worse situations to yourself you do have the £££: Good! But, would you want someone who did this as a tenant or a customer??

    Yes you do pay irregularly, but your own admission: In the past 52 dates you should have paid, how many did you pay by that date & in full?? Thought so, think you've answered your own question.. And, I ask again, would you want someone who did this as a tenant or a customer??
    My question would be to anyone who knows, how likely are they to continue with the proceedings if I pay the arrears, and will I lose my home, as I'm very worried.
    More interesting & the good news (2nd good news) is you are worried: You should be worried, on two counts...
    a) You can't, presumably as an adult, stick to your side of a contract even though you know you need to: Yes, I'd worry to..
    ii) You COULD lose your home & lose it in such a way as to be found by the council as "Intentionally homeless" (because you've not been paying when you should) and thus council won't help you & you'd be homeless..
    3) I have a horrible feeling after describing yourself above there may be grounds for wondering if you can count....

    The question nobody has asked I think is, what sort of HA tenancy do you have?? This is key as it affects your rights & the eviction process & grounds,... See..

    Starter tenancies

    A housing association will give you a starter tenancy as a 12-month trial period at the beginning of your tenancy.

    Assured tenancies

    Assured shorthold tenancies

    Housing associations often provide assured shorthold tenancies if the tenancy is temporary, or if it is a starter or demoted tenancy

    Secure tenancies

    Secure tenants have relatively stronger rights than other housing association tenants.

    Demoted tenancies

    If you behave antisocially housing associations can demote your tenancy to a less secure type for a certain period of time.
    For almost all tenancy types not paying regularly in-full & on-time are grounds for eviction, albeit in your case probably "discretionary" (ie Judge may not have you evicted) rather than "mandatory" (ie Judge will evict you if landlord get's paperwork right...). However if, say, you have a starter or demoted tenancy start looking for somewhere else; if secure or assured relax (a bit..) ...

    Please let us know 2 things...
    a) What sort of tenancy do you have ??
    ii) Are there are repair issues with the property ?? (These can be used as a defence against most rent-arrears eviction actions...)
    3) Can you count....

    In your shoes I'd take 3 actions
    1) 'phone HA first thing Monday, grovel, promise to pay on time in future etc etc..and ask for name of head of the "why-do-we-have-to-waste-so-much-time-and-money-chasing-tenants-who-can't-be-bothered-to-pay-on-time" department
    2) Write (yes WRITE!!! - keep copy - email will be fine..) a letter the department head, calm & polite, confirming what you said in 'phone call & promising, again, to be a good tenant in future..
    3) Make sure you always pay in full & on-time in future..

    Guess what will happen if you ever want a transfer in future if you don't behave ??

    Yes, I agree this post is a bit blunt and cruel but, dear reader, I fear OP needs to wake up & smell the armpit! He's in trouble & doesn't seem realise this fully & ain't in the real world..

    I actually found this post less cruel than some of the others, and I fully intend to speak to the HA first thing on Monday and try and sort out the mess I have put myself and my family in, I do live in the real world, and am fully aware of my responsibilities, but have made a huge mistake, and may find myself homeless because of it.

    Why are people so judgemental? Absolutely nobody is perfect, I feel bad enough about this, and will refrain from posting on these boards again, because, now I feel like just about the worst person in the world, because I am late paying rent. Well thanks again, and I hope that none of you critics ever mess up anything in your lives.
    Thanks to all the useful posts with advice not criticism.

    By the way, I am female, oh and also blonde, maybe that should explain it better,

    You seem to have a very low threshold for what you regard as sarcasm. You are clearly old enough and wise enough to admit you are in the wrong and know what you need to do about it.

    You may be busy and forgetful but that is partly why standing orders were invented. The point being made is that as a tenant you expect your landlord to supply services and maintain the property in an orderly way and the landlord can only do that if you pay your rent on time. If you do not the landlord's costs go up and you and your neighbours have rent increases.

    Apologise profusely, sort the direct debit out now, play the game and you will get away with your previous cavalier attitude. Mess them around they will find an easier tenant in future. Whether you have already gone past this point is difficult to know. But if not you will get away with it.

    This attitude cannot be helping your credit rating either!

    In these enlightened times, if a bloke made a 'blond female' joke (or explained away stupidity on the basis the person involved was a blond female) he'd be hung up to dry. The reaction on a public forum like this would be forceful to say the least.

    It is equally inexcusable for a woman to talk this way (even with the ironic 'Ha Ha').

    Indeed, with women themselves using this as an excuse/joke/explanation, it is hardly surprising that many men are confused about what is, or isn't, acceptable in this post-feminist age.

    As for your response to my earlier post, I did not 'slate' you'. I expressed an opinion on your behavior in the hope it might encourage you to behave differently in future. AND offered a practical suggestion of how to do this.

    Frankly to post as you did, on a public forum, and expect NOT to get some judgemental responses, as well as constructive suggestions, is naive.
