House extension on un-owned land!

http://www.landregistry.gov.uk/professional/guides/practice-guide-5 is a useful guide, assuming the land next door is unregistered (have you checked this with the L Registry?)

The owner of the house says he did 8 years ago but yes my solicitor has submitted via land registry to find out for ourselves! Not heard back yet!0 -
What about the Council - dis he bother with Planning Permission and Building/Completion Warrant? Adverse possession is a walk n the park compared to getting te Council to agree to regularise an unapproved structure.
Further, if an application was made, check to see if they declared who the land belonged to as this can also work against you.
Yes he did have planning permission granted. Can see on local councils website. Unfortunately can see any plans etc0 -
You appear to have already gleaned quite a wide understanding of the various issues involved here. And other posters have largely added to the mix of understanding all of which should help you to reach a decision on what to do next. Yorkie1 has directed you to the online guide as well
Your solicitor will of course be the best person to take advice from but it is important to appreciate that every single house sale/purchase is a unique transaction with a whole variety of issues/risks to be considered and weighed up.
Issues around Adverse Possession/Squatters rights are not that uncommon in such online forums. The option of taking out some form of indemnity insurance is the most common advice I have seen but how that affects the purchase price or whether you do a separate deal probably depends on how much risk has to be covered and the cost involved. Often the land in question has not been built on but in this case the cost is likely to be higher simply because it has been built on.“Official Company Representative

Yes i have had some good advice on here and would like to thank everyone who contributed.
At the moment i have put in another offer of £10k less and my solicitor is looking in to indemnity insurance also.
I dont think there will be a problem with this land. Can't really explain why, only that i have seen it several times and we are not talking about anything big enough to build on etc.
Guess the only thing that could happen is the real owner comes forward to make money out of the land being built on by asking me to buy it off him. This hasn't happened over the last 8 years (Thisis how old the extension is) so again the risk i believe is minimal.
Will see what the current owner comes back with after my renewed offer!
