Espag Window Lock Broken

Hi folks.
Another Espag window question. Our window locks seem to have broken - I suspect the mechanism has cracked. If I push the window open, I can manually slide the mushrooms back and forth, and with some care I can close the window (takes a couple of shots). It opens easily enough. I've tried swapping out handles to ensure that's not the problem - so I think I need to replace the whole lock - this may be tricky as I'm in a 1st floor flat.
So first things first - is this a straight forward job? Is it something I can do by opening the window and reaching under to unscrew or am I going to have to get someone with a big ladder come do it for me?
This particular window (in fact most in my flat) require some force to close as they are all sitting a bit low so clash with the keeps the mushrooms slot into and are essentially bumped up onto those, lifting the window a little, before it will close. Is this likely to be the cause of the busted lock, or does wear and tear come anyway?
