    If that's the case, then you're not 'registering a business' to their address. You're stating that you're self-employed, and correspondence should be sent to you at home.

    If you ARE starting a ltd company, then my advice would be to get an accountant (because the accounts ARE more complex in that situation and you need to get it right) and ask if you can use THEIR address as your business address. Many won't charge for that.

    Just a sole trader, I'm only going to do part time as mum will still need caring for, hospital, chemo etc. Just something to fill the time.

    There is a chance that the person you spoke to didn't understand the difference between sole traders and ltd company.
    There is a difference. if you tell people you want to run a business from your home, they'll think you'll be doing electrical work at home, while if effect you are a self-employed electrician and will be using your address to receive paperwork relating to your work.

    Also don't be so scared of your landlord, if you breach your tenancy agreement you don't get automatically evicted, if you get things wrong they would let you know and you stop doing it. Evicting a tenant is a complex process (unless they are not paying their rent, which is totally different).

    If I were you I'd write to them and explain that you will be using the address to register with HRMC as a self-employed electrician in order to receive paperwork relating to you work, but won't actually work from home or store materials there.
