Could split bedroom pose issue with mortgage approval ?

    Yes I would imagine so - though I would probably lose a bit of bedroom 2 instead.

    This type of conversion is quite common where we used to live with that type of house.

    We bought ours with a mortgage and the bedrooms were never mentioned - thought the conversion had been done to give access to from the landing.

    Would it be classed as a habitable room without it's own access from the landing?

    In Reading there are a lot of 2+1 houses - old terraces (someone mentioned they have them in Norwich too) where the 3rd bedroom is off the 2nd - this one is advertised a 3 bed but often they're advertised a 2+1

    I’ll update on the outcome once the survey has been carried out. I was hoping to speak to the surveyor before/after the survey(I was concerned about a crack in the ceiling of a built in wardrobe and wanted to make sure he assesses it) but was told I cant be there or contact him till after the report is written.

    In our case, the boiler needed replacing anyway (was glad to see the back of that house!) but this one has an identical layout to ours, and they've managed it keeping the airing cupboard:

    Ninth Anniversary Combo Breaker
    Our house had bed 3 off bed 1 when we bought it due to the odd shape of the house and the fact the 'cross' shaped single storey wings were extended upwards by the vendors when they bought the house. We didn't want any guests to be walking through our room in the night so had a stud wall put up creating a corridor. We don't have a cupboard in the way, but we do have a large, solid chimney breast and some rather thick door ways plus non-square doors (old and weird construction).
    We wouldn't really have thought of this except the vendors said another viewer was getting a builder in to quote for the same.
