We are currently in the process of buying a house, it has come to light the front bay was underpinned...
We have the original engineers report, with his recommendations... will the recommendations of the surveyor have been followed for it to be signed off and the completetion certificate issued.
Also would the engineer oversee the work or does he just make is recommendations and then leave it to builders?
I'm new to this and very confused....
I have mortgage in place, they are aware of the underpinning.
Have insurance...
Relating to the underpinning I have completetion cert and survey.
Also have a recent survey with no mention of extra movement.
Is this enough to go throught with the sale? I was kind of expecting diagrams and info relating to the actual building work... am I expecting too much?

Hi Vic...i purchased a property in 1997 that had been underpinned/re-levelled i had all the same paperwork as you except for the 'certificate of completion' as i was told that re-levelling is a much less technical job therefore required no cert, i also contacted my local council planning dept to ask if they had any info on my property and the work that had been carried out on it, and yes they had all the blueprints and drawings etc to which i obtained copies of, so maybe give them a call.Ii had no problems getting the mortgage with all that paperwork in place
...iv'e lived here for 17 years now and have'nt had any problems with the property i even had a survey done 3 years ago just to make sure and everything was still sound
. Hope this helps and good luck!!
p.s would you mind me asking who you have managed to get your insurance with? as i have been struggling in recent years to find companies willing to insure underpinned properties..thanks0 -
OP, do not take it on yourself to contact the council.
If the situation requires indemnity insurance from the council at any time in the future, you will have permanently prevented any seller from obtaining it.
