Flat Roof

Hi

We have seen a house that we really like; however it has an extension housing the kitchen and downstairs bathroom. The extension is roughly 6m by 2.5m and has a flat roof. Unsure of exact percentage of the whole house but I would say 20-30%

The roof was completely refitted in 2005.

Is this likely to be a problem with mortgage lenders?

    No, but the surveyor will probably note that flat roofs require regular maintenance. I think you can expect to get 10-15 years out of a properly installed flat roof, and it'll cost a thousand or so to replace the coating. Check with the vendor if there is any sort of guarantee on the roof - I think ours came with a 15-year one. Here's ours:

  • Used to have a house with a considerably bigger area of flat roof than that. No issue at all with the mortgage - but it was some years ago.

    Now have a top floor flat which is entirely under a flat roof. Don't think the mortgage company even mentionned it. Insurance has asked more questions, though.

    I'm not a big fan of flat roofs as they do fail eventually - usually when its least convenient. But equally they're fairly easy to replace. And if you're going to narrow house hunting to properties with no flat roof you're going to limit the choice quite a lot.

    Much depends on the material used to cover them. Felt is common, and with that it depends on the quality/thickness, as well as whether there's an underlay. When my double garage was re-done I was offered different qualities, with warranties ranging from 5 to 25 years!

    Nowadays there are more modern materials which I understand last better.

    However surveyors rarely distinguish in their survey reports!
