The most it can be overdue is 8 weeks. I doubt they have advised the OP of the likely future costs, given the what we have been told. This looks like a grubby try on. My bet is that nothing has been registered with the Land Registry as of the date of the letter - might be worth OP checking that point - in which case the £12 is not due nor any of the legals to spend that £12.

No.. if it's due, in the lease, on the 1st then it's overdue on the 2nd.

The OP has named the solicitors, their client will have warned the OP of future costs, I assure you.

The LR charge can also be a search of the register to check the ownership has not changed too.

Not sure if property covered byleasehold rules, but i think you have to get formal notice of rent due 1 month in advance..?

try sending cheque direct to landlord (or managing agent?) , cc to sols, for rent and any late interest due ONLY-

    - (if applicable)say that no you had prior notice of sols action, (and query the extra costs- unreasonable at least!).. as LL/MA instruct sols, its up to sols to recover from them if no joy from lessee..

either way, setup a standing order!!

Don't you think OP would have rushed around like a blue asred fly to get this paid off if the likely future bill had been advised? OP does not look like one who would not blink given a warning.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

I dont think nor rationalise, I know.

There is no obligation to give an indication of an amount simply costs, the message is ignore these at your peril.

You might think and wish the world is other than it is but like a speeding ticket which we all hate and resent, they are 99.9% avoidable - dont speed, and here, pay your bills ON RECEIPT.

:money: Never ignore a bill - pay it challenge it or discuss it.

  • I have asked to buy the ground rent on my old victorian property x 2 Rent per year £3.50. They have sent me a letter stating that for me to get rid of this onerous charge will cost an outrageous £1000 pound £650.00 for one but combined £1000. WE live in the North west and have being paying this silly amount for the last 15 years. I just want rid of the hassle of having to remember as each year goes by. We are now in our sixties. Surely the amount the company are asking is usury and against the law? I suggested an amount of £500 plus costs for both. Can anyone out there give me advice??

  • I have got late payment fees added to my account the original fee was on 13.50 and I overlooked it as I have recently done a re-mortgage and believed that the amount outstanding would be paid up by the conveyance solicitor. However it appears not the first letter implied that I now had charges making the total outstanding 49.00 now that was in June 16th then the next letter received was from a solicitor instructing me that the charge now was 280.00 and when I asked where they said that my account shows another 56.00 being added along with something else totalling 140.00 that was then transferred to the debt collectors. I never had a second letter saying this and now the solicitors are asking or the full amount. I have offered 20.00 a month but they refused saying that I have to have it cleared before the next ground rent is due in November and want 70.00 a month which I can not afford. Has anyone got any suggestions and do I have to pay this amount 280.00 for a 13.50 debt is scandalous and I told them they are no better than loan sharks!!!
