Bad news - the daughter put in an best and final offer of £222,000. It was rejected and the vendor accepted an offer just below asking price (£235,000) - what a lucky man seeing that he only lived there for a year!

I agree that Zoopla's estimates are usually nonsense but when the house has sold fairly recently and there's been no further changes since, that's about the one situation where they're pretty accurate!0
