Though I would ask why at 72 would you be looking for debt on a buy to let which would surely add to your estate. If it was me, I would be looking to spend/pass on the £1.75m rather than live of £24kpa0 -
most of my money is tied up in trusts and my main property. I've been told it's cheap to borrow at the moment and if i profit it must be worth considering.0

Depends on the yield. If getting 6% in and paying out 4%, then seems a lot of work for 2% less the tax due.0

I say go for it if you can find a mortgage - why not? 72 is not old and I'm guessing this is something that interests you as it would me if I had the chance to do so. Sure it's a gamble but one you can afford to take so go to a broker and see what they suggest - good luck!
