New Build - Extra Cabling Negotiation?

Why Cat 7, even new build schools are only on Cat 6. Cat 6 is getting almost dirt cheap where as Cat 7 is still very expensive.Iva started Dec 2018.0

To be fair I have just reserved a new build with Redrow (although now my buyers have lost their buyer but thats a differerent story) and they were absolutely fine about extras.martinsurrey wrote: »It is the case with big developers like Persimmon (to the best of my knowledge).
The site manager has no ability to alter contracts with the subcontractors, these are dealt with by the commercial executive back at head office, and getting all of the relevant peoples contracts changed will be a pain, for example, there may be new trucking required (the phone cable might not run from room to room as required), so thats the chippy’s contract changed, then the electrician, then the dry liners (more holes to cut out), then the plasterer, then the painter and decorator.
The larger the site the more segregated the activities, and so it becomes MUCH harder to change anything.
and yes everyone contract is based on agreed layouts, with full electrical/plumbing detials shown.
They obviously have the standard ones but I want some speakers put into the bathroom ceiling, extra spotlights etc and they are more than happy to accomodate me. Basically as long as its physically possible and it doesn't alter the external appearance of the house they seem happy to be as flexible as you want, at a cost obviously.0 -
Hey HouseMoo, We too bought a Persimmon house and to be fair we had a great relationship with the site manager and he let us bring people in to do extra cabling etc I think the key is good communication and being willing to fit round them (as mentioned there are things that need to be done at certain times) and it worked really well

First, thanks for all of the replies here, some very useful views!! I am actually going through the property checklist on Sunday now, so I will bring this up then.Hey HouseMoo, We too bought a Persimmon house and to be fair we had a great relationship with the site manager and he let us bring people in to do extra cabling etc I think the key is good communication and being willing to fit round them (as mentioned there are things that need to be done at certain times) and it worked really well

Thanks, its good to know Persimmon can be reasonable, may I ask what year / approx location of development? I have yet to be able to speak to the site manager, but I will see if this is possible.michaelvintner wrote:Why Cat 7, even new build schools are only on Cat 6. Purely because its more future proof, as Cat 7 shielded has much better resistance to noise so can support higher speeds. But if the developers say yes to any form of Cat 6 then I will be happy with that, but if there is the option then Cat 7 is preferred, its only around £80 for 100m which should be plenty.
So I will let you know how it goes tomorrow, lots of food for thought here!! Though even if I discuss it tomorrow I likely won't get an answer until later in the week. One idea I had if they aren't willing to do this, is for them to lay the telephone extensions using Cat 6 cable, which maybe acceptable without any real change on their part: That way after I move in I can rewire them (noting of course anywhere where they are daisy chained I would have to turn into a double socket), who uses telephone extensions now anyway with modern DECT phones? All extensions usually do is add noise on the line and affect broadband speeds.
