Just thought i'd share this with you;
We are going to view a house that's on the market for £319,950.
Checking Zoopla & rightmove, the SAME house was listed end of 2011 for sale at £290,000 but never sold.
Seeing the recent photos of the house, no work or decorating has been done since first listed either.
Do the vendors really think their property has increased in value by £30,000 in 16 Months??
In addition to this, an identical house 4 doors down sold in 2012 for £300,000.
Think the EA and vendor will be put into a corner during the viewing when i politely say 'I notice you tried to sell at the end of 2011 for £290k' cant wait to hear their response.

Where is the property? From what I have seen, in London, yes, it could have increased 30k in 16 months. Just depends on the location of the property. The fact that they could not sell and one has sold after for more money indicates that in the timeframes the value has probably increased.0
