I really do feel steam coming out of my ears every time FTB's say "compare with sold prices" without mentioning "...and take those two factors into account as well...." By now - anyone ignoring those two factors is guaranteed to raise blood pressure for not saying "Take into account the FULL picture" and don't just do a parrot-like "lets repeat that phrase FTB's often come out with on MSE copying the last person that said it without thinking things through fully".
Yes but if you take an average of all of the sold prices then you will factor out these problems. Market value is what people are prepared to play and will have to factor in all these things
Sounds to me like you are somebody that has a highly inflated value of what their house is worth and trying to blame all of the "cheap" sales on your road as being "desperate sellers" or "dumps"

Compare prices by looking at other properties for sale in the locality. Thats the way of judging value.0

Another thing, if keen after first view
Look at the other houses for changes, maintenance issues etc.
Before you go do a street view and a sat view of the surounding area, less of an issue if you allready know the area well.
Looking for footpaths that go to the local pub or a school, any problem facilities nearby.
Also go round at a few times of the day to check out things like parking and traffic, do the kids play in the street, any loud music etc.
Especialy if there are any facilities nearby like schools, pubs playing fields etc.
School runs can be a nightmare.0 -
