Bad landlord, already told me not getting deposit back, what about wear and tear?

Best title I could think of.

In the just under 3 years of occupancy the repairs have mounted up as the landlord and the agency are lazy and blame me for anything.

This is in Scotland for a start, anyway things have literally came apart in my hands such as cupboards as the landlord installed him himself and used the wrong screws yet told me it will cost a lot to replace!(I bought new screws for a quid!)

Another stupid thing is he used plywood for storage cupboard in hall which snapped in my hand when opening and then claimed "Plywood is strong, you must of used a lot of force", the toilet handle snapped off one day in use and he said I had to repair, and there is gaps in the shower grout which is causing a minor leak to the below flat so landlord told me it will take a least a month to replace as he is busy and NOT to use it till then(so basically to wash myself in sink, no way) he used cream carpet which I constantly shampoo as it shows marks easily and he claims he needs to get cleaners in to clean it when I move!

The ceiling is ready to collapse in 2 rooms due to broken roof files and leaks, no heating in bedroom or bathroom as they leaked and he just tightened the screw and removed the cap, this was 2 YEARS AGO! and never repaired, the plaster in the bathroom cracked from the condensation so he told me to open a window(in cold winter when pipes were freezing!) then ripped out all the plaster leaving bare wall.

Anyway he is moaning at me saying all the repairs are going to cost a lot so he is keeping my deposit!

What would you do?

    Have you reported the items that needed repairing in writing throughout the tenancy?

    Was there an initial inventory when you moved in?

    Presumably your deposit is not in a proper deposit scheme given the length of time you have been there and that you are in Scotland?

  • Have you taken photos of things when they happened? have you kept evidence of the complaints to the LA and LL (recorded delivery letters etc?). What was the state of repair listed on the inventory? Why have you stayed there 3 years if there have been so many problems?

    Took various photos over the years but misplaced them as scatter brained, have been in email contact with LL for over a year about repairs and with local charity who have my authority to contact LL

    I cant honestly remember what the inventory said, I think it was a very basic one just mentioning things like "new cream carpet" and just listed the brand of washing machine etc.

    It is in Scotland but checking out the deposit should of been protected by November at latest.

    As for staying here, I am a very depressive person who has disabilities and as dont work have no income to move, ironically when I moved here I had about 4 grand in bank but it was stolen(shared letter box and had credit cards opened in my name and giros stolen) also forgot to say theres no light on the stairs so all people in building use torches to enter or leave.

    I like the property just hate the state of it and the neighbours plus since my LHA went down last year I struggle to pay the bills, it was good at the time as central town but due to the added depression it gave me not leaving the house for a week or more at a time theres no point living in town!
