Organising Prop Portfolio to minimise CGT

Hi,
I hope that this is the right forum to place this question (its my first q). I'm hoping to get financial advice. In summary we are asset rich but cash poor and need to reorganise our finances so that we can raise some capital to purchase an apartment
Our portfolio
House approx value £240k no mortgage
Rental prop - commercial office value £220k, annual rent 13k
Rental prop 2 - commercial office value c£130k, rent 6k per year
These properties are owned by my father and I. We are wondering whether it would be better to create an investment trust, a property company or just hand over equity gradually.
We need to raise some cash to raise a deposit to buy a flat, we are open to selling property 3 but would need to minimise CGT - any suggestions on how best to structure this would be much appreciated.

In the absence of any other advice, I'd seek professional advice from an accountant who specialises in property management. The cost of doing this wrong is likely to far outweigh the cost of paying for advice you can rely on from someone who knows all the questions you need to answer before deciding what to do.Signature removed for peace of mind0
