    Just to clarify, I am in the fortunate position of owning the property outright so no lender is involved at all. My only concern really, is that by using E&M legal team for both sides of the transaction is that at the end of it all, I will own the freehold 100%. I know it sounds very cynical but never having bought a freehold before, I just need to be aware (as in my original post) of any pitfalls which I don't know about before going ahead.

    If you have any doubts use your own solicitor. In straightforward terms, I would be certain that I was getting the freehold, but I would be more concerned about issues they were not telling me about. If your property was to be demolished for a national transport project, then it would make sense for them to try to get £560 off you now rather than get compo from the government for loss of £5/year - which might be £150 for example. Your lawyer might advise searches. On the other hand you might be OK with the risk.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
