Asbestos removal?

Had a sleepless night worrying about my buyers reaction when they find out about the asbestos corrugated sheets on the roof of the attached garage. I pulled out the survey I had when I purchased the property 7 years ago this morning and only found one mention of it in the description of garage but no recommendation about removing or replacing.
I have already reduced the price by £10,000 to get this sale and they are desperate to move in asap.
Has anybody got any idea on how much it is likely to cost for asbestos specialist removal (garage is 16ft by 8ft) and replace with regular corrugated roofing or similar? I will try to get as much info in advance just in case they ask me to drop the price based on this. Do you think I should get it done before their surveyor gets here (no appt yet made but I anticipate it to be in the next couple of weeks)
I know that left undisturbed, the asbestos shouldn't be a problem but they have told me of their plans to turn the garage into a dining room.

Sorry but if its good nick then l would say leave it. If they want to turn into a dining room in the future then thats down to them.
Virtually every house of around 30 years or older contains asbestos so unless they buy a fairly new build then they will come across it again and again.
Also there are changes afoot regarding the removel of Asbestos depending on what type and grade it is. Certain types do not need specialists already.0 -
The local district council can advise. I was told I could safely take the corrugated asbestos off my garage roof, being 'low risk', as long as I wore an ordinary DIY mask and gloves, and they would supply, free, plastic bags for putting them in and I could take them, again free, to a nominated specialist dump.0

Before we bought our current house 2 years ago I phoned several companies from the yellow pages, average price near Leicester for dismantling and removing a 16' x 8' asbestos garage was about £500. Not had it done yet as the garage is in good nick and doesn't need replacing yet.0

Try your local council. I got a new roof for my garage and the contractor told me that if he took it away to a legal dump, he would be charged and would have to pass this cost on to me but the Council would remove it for free for householders. The Council sent out someone to inspect it and then arranged a free uplift. Even if you don't get it taken off if you can produce a letter from the Council agreeing to dispose of the garage roof for the new owners it will make things a lot easier for you.0

I guess your buyers may try and take advantage esp if they've already got a 10k reduction. Good advice above, we bought an asbestos roofed garage last year, no attached and thought nothing of it, but special asbestos skips cost about 500-1000 at the moment.
Difficult to know how to negotiate, there's no reason the roof has to come off to be made into a dining room is there?0 -
