Landlord missed house inspections

Hope everyone is well!

Quick question if I may. I rent a house from a private landlord and have done for about 3 years. Had a tenancy agreement for the 1st year but that was never renewed. Had a bit of a 'fall out' with the landlord about six months ago (long story) but since then she's being sending me text messages saying she's doing a house inspection on a certain date/time - but she never turns up. She had arranged to do an inspection yesterday at 3PM but again, never turned up and doesn't answer her mobile.

It's starting to annoy me, I could simply move out but that would be a lot of hassle - can I charge her for missing the appointments etc - or any other suggestions to prevent her from doing this again?

    Do you want to be present at the inspections?

    Do you really want to stay at the property?

    I can't see that you can charge her for the inspections but you might find some info on this thread from today which is about the same issue:

    So, she didn't turn up for the house inspection on Thursday at 3PM but turned up today at 2:15 PM. She tried the door handle a few times and then started to kick the door for approx 10 mins - literally pounding at the door! I didn't answer it!

    If she wants to carry out an inspection she needs to NEGOTIATE a convenient time with you and not just turn up when it suits her.

    I have a feeling that your lack of a fixed-term AST might lead to a Section 21 Notice if she's really hacked off with you.
