Non standard Construction

Aaaaargh - in summary - we've had an acceptable offer from a FTB - we viewed (for a 3rd time) our 'ideal' house today - put an offer in - which was accepted...so Champagne (well Cava - I'm Scottish !!) on ice - then as we we're discussing the offer with thier EA, after all the 'yes I'm pleased to say your offer has been accepted', who's your solicitor and mortgage lender etc etc, the EA said ' oh by the way the house is of a non standard construction, but don't worry about it, the house won't fall down.' Eh ? we said - no idea what you just said. Nothing in the literature, nothing in the extensive discussions/viewings we've had...so 1 bottle of Merlot later, Nationwide saying 'errm - we need to know a lot more - not sure we can lend you' , we are gutted...tearful...feeling cynical...and can't believe there was a lesbian kiss on neighbours tonite....OH MY GOD the universe is a weird place for us tonite. Anyone got any advice/experience of Non standard construction...it would appear it was built of timber then had dry lining, bricks, etc added later. They, allege? that they got their mortgage 6 years ago from the Halifax and the survey was OK etc etc. They're going to phone tonite with the original surveyors report which I should feedback to the Nationwide - are we being overly anxious or should we walk away ?? Is it our dream home ?? Is anything these days - I don't know....
I've waffled - sorry - any advice gratefully received (although I might be seeing double soon !!)
Good news it's Friday - and for once I have a bank holiday off !!!

    non standard consruction can mean anything from concrete prefabs built in the 50s to slightly unusual building materials. the formor will decay an fall down the latter woulnt.

    the reason banks dont like the as far as i can tell is the risk is higher but you realy need to find our what is nonstandard about the place.

    it might be possible to get an indemnity policy to cover the building and the bank are covered.

    OT but what is the big deal with lesbians there burds winching all the time in my local rock club and it does nothing for me yet folk freak out about it on tv.

    Hi Jonboy,

    There are a few lenders who will lend on a non standard construction - properties with steel frames are quite common in this area.

    I actually sell some in my line of work, and I beleive that Bristol and West are one lender who will lend on such a property.

    Maybe it would be worth suggesting that you get a structural engineers report to back up the surveyors report with regards to the struction and convince them to lend that way. If not, look at changing lenders.

    Poor you, you sound all over the place. I don't watch neighbours, so can't comment on that, lol.

    Some lenders won't grant a mortgage on non standard construction. I'm not sure if your description of the building means it's timber framed, but I know lenders are not keen on timber framed buildings.

    Some non standard construction houses are mortgagable, but not for the whole amount, I believe 75% of value is what lenders will usually offer on them.

    You have to bear in mind that if you did manage to get a mortgage for this property that if you want to sell in future then prospective buyers may come up against a problem in getting a mortgage.

    Perhaps treat yourself to another bottle of Merlot, or make it two just for the hell of it, then look at other houses?
    The bigger the bargain, the better I feel.

    We once had a survey done on a Non Standard Construction House and when i enquired about mortgages for it the only one who would lend me were The halifax, i decided against it incase we had trouble selling it on.
    The problem was that it was a steel frame and if the house had been built in another part of scotland, i.e a wetter area there would have been a problem never the less i decided against.

    Golly - thanks everyone for their posts so far - despite struggling to comprehend the aforementioned kiss in neighbours ...I decided to take the call from the vendors - Surveyors Report ;
    Walls - non traditional
    Roof Tiles - All mains available...Aspects of plumbing give cause for concern (since sorted I'm assured) - brick up ? with possible timber/steel frame..built in 1946....he then mentioned that he easily got a mortgage from the halifax....how coincidental from a previous post.
    Frankly I'm not convinced now and have now opened the Wolf Blass Cab Sav (30% off at Tescos) and am planning to pull out tomorrow and convey to the EA how upset we are that none of this was made clear at the offset and all the time we've wasted on petrol/time etc.
    No matter - as a nurse my pragmatism has set in and I'm spouting in a mildly slurred fashion ' we have our health', 'we have our hoose' , 'we have food in our bellies'.....but crap I did fancy living in that house but no matter...as someone said

    'when one door closes, another opens, but we often look so long and so regretfully upon the closed door that we do not see the one which has opened on us '

    still ..that Kiss bothers me more and not in a male kinky way - just why neighbours of all programmes..where's my solace from the wicked ways of the world...god knows what Harold will get up to next !!!!!

    What about 'Wimpey No fines Concrete', can you get a mortgage on these type of Properties?

    Timber frames are not uncommon. absolutely loads of lenders lend on them, if it doesnt fit with Nationwide then just use another one of these lenders. A good broker will be able to point you in the right direction

    just posting this as it may be of use to other people - the structural engineers report that they allegedly had, refers to recent work and not when the house was bricked up many moons ago so it's still as stated in a earlier post - walls nontraditional etc etc. The Nationwide have been great but before they are willing and able to lend they need a full structural survey and also that it can be insured...by going through a specialist insurer more than likely ? If it was the house of our dreams then we may be bothered but a lot of things still don't add up. We expressed our dismay to their EA and she stated that they weren't obligated to include the fact that it was of Non standard construction- is that the case ?? Seems a bit odd if not ??

    And lastly...well I'm also dismayed at my comments about Neighbours and I hope that it wasn't taken out of context - it was more a reference to soaps and their sensationalist story lines - of which I thought Neighbours was immune...and really I can't think why a 39 year old (me) should be so concerned about Aussie soaps...

    Nuff said - sorry and I shall avoid Merlot(and Cab Sav) and posting at the same time: :silenced: Thanks again for all your advice
