I work for a company that now sells a very cheap Chancel Insurance policy which provides up to £500,000 worth of cover and successors in title for only £14.95 inclusive. This is even cheaper than doing a search!

UPDATE - Unfortunately we are now not permitted to sell our policies directly to members of the public I'm afraid. We are currently working on a way to amend this but in the meantime all our policies need to be purchased through a legal representative. This may seem awkward but we feel that our policy is the most comprehensive and competitively priced one in the market so it is certainly worth asking your solicitor about it.0 -
I'd be a bit careful about the last post. I just tried to arrange chancel insurance directly with them and they declined, citing FSA rules, saying this had to be done through my solicitor. They did provide me with a sample policy but were unable or unwilling to explain which clauses supported the successor and in perpetuity benefits.0

I also experienced a similar problem. I decided to go direct to another company who do comply with FSA. They are called CLS which I think stands for Conveyancing Liability Solutions - give them a call as all their underwriters are legally qualified and I found them really helpful. My solicitor won't use anyone else.0

I gather the Chancel Check search costs £15ish to do (they're onto a real money-spinner, aren't they!) so this completely does away with the need for a search, as long as you're happy with £500K of cover.0 -
There appears to be some confusion with regards to existing homeowners ?
'If the church fails to register by 2013 they will lose the right to enforce chancel repair liabilities against the owners of the land. However failure to register will only mean that the new purchasers will take the land free from the liability, current owners will remain liable unless and until the land is sold.'
I just found the above on the web indicating existing homeowners will be liable after this date whatever happends regardless if the church registers an interest ? However some people are saying if no interest is registered then all existing & new are free from liability ?
Can someone maybe a legal person please clarify ? Thanks0 -

I'm going to be getting insurance for life, that's transferable when I sell it. Just in case in 2013 the Church registers - I'll be covered (cheaply) and able to sell without any issue.0 -
Hi guys - I just bought a house and I refused to pay for the CRL search.
A friend of mine also bought a few houses away (this is in Eltham/London SE) and he did the search earlier and apparently there isn't any risk in the area.
Just wanting to make sure I will not be affected, are there any way of searching for this on the web ? I have tried google, a few websites and the national archives but no luck or I haven't found anything specific yet...
Do you guys recommend that I should take an insurance out anyway?0
