    Do I have to write to a company and inform them if they dont refund monies paid to them I will take them to the small claims court.If so is there anywhere I can see sight of the same sort of letter needed ..........thanks

    Why are you resurrecting an old thread that has little to do with your own circumstances?

    Please start a new thread outlining precisely what your difficulties are.

    The bald truth is that you cannot commence proceedings in court before you give them a final warning to return your money by writing a letter with the heading "Letter Before Action" and outlining why you think it should be.

    Have you logged on to whichever scheme is protecting your deposit and claimed the full amount back or was your deposit not protected in the first place?

    B&T is right, you should start your own thread, you're more likely to get more responses that way.

    I could have sworn this thread was on page 1 when I logged in this morning. Very odd.
  • My deposit is secured but the LA want me to pay them a £40 fee to ask for it back when I leave ! Why?

    Also, most letting agencies own or have contracts with cleaning firms so it is never in their interest to say a house is clean when a tenant vacates.

    Can I point out to ALWAYS photo EVERYTHING when you move in. In the case of a lad going away to uni we know, a itinerary was drawn up by US listing what state things were in and gave the LA a list of what needed doing.
    You can give them your list list and ask for it to be put in the file-keep a copy yourself though.
