    The letting agent has seemingly conceded, and the clause can be removed - this, after pointing out section 4.8 of the unfair terms document 00ec25 linked.

    I object to the principle of it being in there, given it is 'unfair', but if it reduces the potential for a (long-winded) dispute at the end of the tenancy, and in some respects benefits me... :)

    Which is why it is a stupid term. "We don't care how well the flat is cleaned, as long as you pay someone to do it" - hmm...
