Someone please help me sell my house

Hi All

when in doubt or in need of assistance, where else to turn but the MSE forums

I've tried now for two years to sell my house and i'm not having any luck, I've tried everything (or so it seems)

Estate agents, quick sell estate agents & most recently online auction as sale method, I've been through it all!

Starting off around the £80k mark two years ago (valuation from the bank at the time), I've sliced £10k+ off the listing price since then in an attempt to attract interest, but still to no avail, I think I've had 4 viewings in that time and nothing in the way of bad feedback, I know my house if ready to move in (yeah it needs a new kitchen, but still very reasonably priced)

I just don't know what my next avenue to explore and get me out of here, I just want to relocation further north (currently in the North East, just want to move up in the region) and cover of my Mortgage to end my ties with my current property ...That's It!!!

Can anyone help, or suggest where or what to do next :-/

Is there a house exchange business or do I need to explore other estate agents propositions in an attempt to get moved

Please help me :(

    You say 80k was the bank valuation, is that the valuation when you bought the house/on the mortgage or did someone come and see the house?

    And you also say to cover your mortgage. Have you looked at local sold prices or have somebody impartial come and value the house?

    Do you know of any reason why property might not be selling or have lost lots of value? New buildings? Services been removed?

    It might not be what you want to here but perhaps you bought at the most expensive point of the house, it's lost value, you've not paid back much equity and your reduction by 10k was just chasing the market. So when you originally tried to sell at 80k you should have been at 70k and now you should be at 60k rather than the 70 you are at.

    Do you need equity from this house to move to your next one?

    Course, please show us the link and the area and we'll have an educated look
  • Have you tried an open house? Hopefully, lots of potential buyers coming to your house to view at one time. Make sure it's advertised well with your EA (also put it on the internet, facebook, post leaflets etc) and see what happens.

    Get it on Rightmove or at least zoopla,

    They are the only places that I will look at when looking for houses!
    Now buying our second house:
    Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

  • What's the 'buyers premium' about? You have to pay an extra £6000 on top of the accepted price, which would be lost if you pull out for whatever reason? That would put me off.
  • I've noticed this with pattinson that properties rarely get further than zoopla. They also seem to be very prominent in the world of auctions. When we were sellin our house they actually turned up on the doorstep to try and get a ine iff viewing agreement (funnily enough the person in question had already viewed and wanted a smaller house(. Can you change agents?

    will be asking that question tomorrow, it is on with zopla, which is a start i guess, i know its a tough market but i just want to shift it, i think the price is resonable

    just not sure why it wont go...arrrrggghhh

    i would also suggest rightmove or zoopla as i had my house on the market with a company that didnt have it on there and only had a few viewers when i put it on with a new agent with both zoopla and rightmove i had a lot more viewings and sold good luck
