Hi all,
I am looking to move out my property due to health reasons and conditions ie no heating took year and half for double glazing which has been done wrong so permanent draft etc cracks ceiling to floor etc.
The landlord refuses to do anything to the property. I have been asking for 2 years and I have had enough.
I have found out my deposit is not in the deposit scheme and the landlord even through held rent for 2 months refuses to do this or repairs to the property.
Is there a way to avoid bad landlords like this? I want to go back to letting agents but I can't due to my credit rating which is a great shame to me.
Do I stand legal problems if I just leave without paying him to afford to get beds etc for new place or do I leave and pay and then he has nothing against me only me on the deposit scheme? the tenancy he gave me is now a year over the contract and no new one has been given since 2011. The property was furnished but everything broken of which i took pictures when I moved in and also a list of items that I have had to buy and fix due to landlord refusing.
Also is there any good private landlord websites I could go into? I have never been in this situation before and unsure what to do. so any help and advice would be excellent.

What credit issues do you have on your file that means you won't pass an agency rental credit check? are you aware they can only see public info -eg bankruptcy / IVA / CCJs etc, not defaults and missed payments?A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0

1) When leaving, you need to give notice (a month or more). If you don't, you can be sued or have deductions from your deposit. For exact details read this:

2) Deposit. If your LL has not registered it in a scheme (assuming you paid it after 2007) you can claim 3 times the deposit in penalty via the courts.

3) repairs etc - seems a bit late now but see Shelter
4) Private LLs. Local paper?
5) broken stuff. did you sign an inventory when you moved in? Hoe does it descibe the property and contents?
6) Tenancy "a year over the contract ": you now have a Statutory Periodic Tenancy: see my post above.0
