Homebuyers report findings help

Hi,
We are in the middle of buying a property and just had the home buyers report back.
There are no major findings other than a couple of things to consider.
Firstly the guy carrying out the inspection noted that the fuse box is an older style box and although it wasn’t tested we may want to have it looked at. The house was built in 1980 so I wonder what the electrics will be like.
Secondly, although a new vaillant boiler was fitted last year, the pipework was said to be older, however the house isn’t that old so should we worry?
The last thing was that it came up as a Radon area, no idea what we need to do about this!
Thoughts are welcomed!
Cheers,

  • Anyone able to help?
  • Firstly

A quick Google search should answer your question regarding Radon.

    Secondly

I would get people from the relevant trades to take a look at the Electrics and plumbing. This should expose any cost you were not anticipating.

The estate agent won’t mind meeting you and the tradesman there for further investigation following the results of the homebuyers report.

Personally, none of those items would cause me concern.

Ditto. If that's all that was found, I wouldn't lose any sleep over it.

Wiring from the 1980's should be fine. You could spend money on a full electrical survey which will tell you you should update the fusebox, or you could spend a bit more on just replacing/updating the fusebox... if you choose to. I wouldn't think it essential, just advisable.

The pipework isn't that old. One would hope the system was cleaned before the new boiler was fitted... but the boiler is new, which is more than many properties will have.

Yes, do look Radon up, panic, then forget it. Greatly exaggerated in many cases.
