    I've thanked this, but I'm not quite sure whether it's allowed to put this link up publicly - though admitted I've only had a VERY quick glance at the "terms and conditions".

    The bit that says "you may not create a link to this website from another website" ...

    Interesting. I've just looked to see if mine is online yet (new build) and there is one online for a house that hasn't yet been built. I suppose they do these EPCs in bulk, all built the same way so I suppose all the certificates would be the same?

    How do they expect people to find it if you can't link to it? (And what would be the point of it if you deliberately don't want people to know about it?)

    (Google will find it for you, but you have to know that it exists to try that)

    That's quite useful :) A lot of estate agents only put the first page of the EPC up on a property listing too, so it's useful to be able to download the whole thing.

    A new build one (assuming its actually been built to plan) should be more accurate as they can include more detailed calculations based on what the building is actually made of, whereas for an existing building many assumptions are built in to the calculations.

    Absolutely - if you look on p2 of the EPC there's lots of useful information about insulation standards, heating efficiency, lighting etc.

    EPCs for new builds shouldn't be completed until each unit is completed, otherwise you can't take account of all the changes during construction. There would be minor differences in the EPC calculations for different orientations of the same housetype - but possibly too small to make a difference to the EPC scores.
  • Thanks a lot paye, Ive actually now seen the epc for my house from your link! I bought it last summer and an epc was never mentioned to me.

    I still cant see the point of them, containing only assumed and possible or potential savings, nothing definite
    at least i know one exists

    glad some people have found this useful, this is an important document because when you come to sell a house you will need to provide this. I posted this link up as my sister had to pay £40 quid to have her done again as she had lost her not knowing she could of easily reprinted this off free. (she forgot her brother use to do these once upon a time) The EPC report is valid for 10 years.
