Old Garage Conversion advice needed

  • Yes I'm going to get some expert advice and thanks for all your help everyone.

    Went round to see my neighbor yesterday who has a much larger garage conversation and alterations and he has building regs, it was done more recently and half the wall of the house was knocked down. He thinks if the Estate Agent won't put the room on the details then it's a bit like selling a car with no engine! I tend to agree. He also felt that it wasn't going to be that difficult for us to get the certificate as he knows the standard our conversion is done to, particularly if it is retrospective to the mid 1990's.

    Interestingly although he has building regs for the conversion, his gas boiler was replaced and removed at the same time and he doesn't have Building Regs compliance for his new boiler!

    I think this is something I am going to speak to the Estate Agent about because if they apply the logic they are to our conversion then they need to apply it to everyone's Gas Central Heating (which in a way is more important as a risk). If they don't have a compliance/building regs certificate then should gas central heating be mentioned on the details either?

    Many details now from agents are very very basic indeed and I think this is probably the reason why. Many don't mention Gas Central Heating or Double Glazing. Everything is so complicated these days!

    So will wait and see what they say tomorrow.

    Agents often mention a "central heating system" on their particulars as this is deemed to provide no warranty that the heating is working.

    Buyers are advised to have heating systems tested to ensure they are safe and in working order by surveyors and solicitors advising them on their purchase.

  • I think what I was trying to say is that now when you change a gas boiler it has to have building regs approval/compliance in the same way a garage conversion does.

    The agents told me that since 2011 new rules had come into place on what they could and couldn't say in particulars. I was speculating as to how far this could now go.

    In otherwords it isn't enough for them to say they haven't checked regulations and/or tested things. This case I think has something to do with it all. Although this means that they have to inform potential buyers anyway of any possible issues.
