    I am looking for opinions please.

    I am a FTB and love the house I have chosen and am currently going full steam ahead with the purchase.

    I just got the Homebuyers survey back (Colleys Surveyors) and it states "There may be asbestos in the Artex on the ceilings" and "The electrical installatiopn gives cause for concern and we reccomend an electrician inspects."

    What does this mean? Is this butt covering or a serious issue? I am especcially bothered by the Eletrics part. :(

    The house is a wimpey style house built around 1970, anyone know what the wiring etc in these is like? It seemed in good nick to me.

    As people have pointed out below. There CAN be asbestos in the artex ceiling, but this is the least dangerous type and if skimmed over in plaster (ie sealed in) it can be forgotten about.

    I'm having a new fuse board put into a 1bedroom flat in London and this is costing £1350 including a few extras.

    Presumably you are applying for a Halifax mortgage?

    Have you got a copy of the mortgage report and valuation?

    There may be other issues on there which the surveyor wants you to get reports on. If you haven't got it yet, try to hold off your plans until you do.

    If you do skim over the artex then keep the bill and make a note on it that there is artex beneath it, might even want to make a separate note "on file". This prevents some un-suspecting person who buys the house off you from just ripping the ceiling apart and inhaling any asbestos that might be there.

    Not saying there is and the white asbestos is low risk but its nice to be forewarned.
