Double extension to end terraced house

Dont know if this is in the right place -please feel free to move me if not

I currently own a small 3 bed end terraced house. The house has a wood built conservatory at the back which really needs replacing.

The thing is, i have recently been the beneficiary of a large sum of money and would like a to move to a bigger property as this house is now becoming too small for myself and my son.

If i move to a bigger property using the money as deposit i will be paying roughly the same on my mortgage where as if i pay some money off my existing mortgage and extend my house i will be in a bigger house with a lower mortgage :money:j :j

The thing is i'm not sure if i could get planning permission for a double extension (size of my existing conservatory) as imy house is an end terrace.

Does anyone have any ideas, suggetions etc on this before i pay exorbitant amounts on plans

    Walk round your neighbourhood, has anyone else done a similar thing to the same type of house?

    Give your local planning dept. a phone and juast ask them what they think, they're usually quite helpful.

    bidoc- There is a house just up the road from me which is having a double side extension built but due to the design of the block of terraced houses, it mean that they are extending the front of their house(gave me the idea to do mine). I will certainly give planning dept a call today for their view

    Almac- I had the house valued at christmas time for resale and again last month for renting out and both said that if the 2nd and 3rd bedroom were bigger then i would be looking at a higher valuation. However,, the house at the minute is predominantly a home. I've had a bumpy 18 months (3 Moves) and it is now time to settle and give my son some stability for a while hence the reluctance to move again!!

    If you're talking about extending to the back of your house, wouldn't it block a lot of light from entering your neighbour's garden? Single-storey might be more likely to get permission?

    Dont think it would effect the garden too much as we have south facing gardens, however i'm not sure if it may block out some light to their upstairs or not. due to the way the houses are built:confused:

    Unfortunately, i want to extend the bedrooms upstairs in order to make the 2nd and 3rd double rooms. My son (and toy collection) is fast outgrowing his room at the minute and is shortly going to need to go froma toddler bed to a full sized single and i may have a problem squeezing it all into his room!!

    Well for what it's worth we have built a single-storey extension on our small end-of-terrace 3 bed house (we don't have children so the space issue wasn't so important for us, we just wanted a kitchen-diner instead of the tiny kitchen we had before). I think the neighbours would have objected to a two-storey extension. However the gardens are west-facing so it's different from your situation. Then again even without the issue of light they would still be presented with the side of a house, right up to roof level, where before there was only a garden wall, so they might not have been happy about that anyway.

    It would be interesting to hear what the planning dept have to say but I guess they might look on a side extension more favourably than a rear extension? Maybe the council would be prepared to send a planner out to have a look and advise you on what's likely to be accepted?

    Just a quick update and a question for anyone in the know

    I have been informed that i possibly could get planning permission for a double extension to dimensions determine by:- taking a line from my neighbours nearest window at 45 degrees and the point in which it intersects the centre of the property (mine or theirs!!) is the limit too which i could build out too.

    Anybody know if that sound right??
