When to offer?

Hi everyone,

We have found a house that we think we want to offer on. According to the EA there has been a lot of interest and there are a few 2nd viewings booked in (not sure how true this is or if they are just trying to scare us into offering!)

We have a 2nd viewing on Saturday. The only problem is that our mortgage in principal has expired. We are due to meet with our mortgage advisor on Tuesday to discuss our options and apply again. So we could be looking at waiting until Wed next week before we have a mortgage in principal again.

So my question is, can we offer before we have this? If we decide we want to offer after the viewing on Sat, i dont really want to wait another 4 days incase somebody beats us to it!

    There is nothing stopping you making an offer, but you'll obviously want to be in the best position possible to make your offer as credible and strong as possible.

    If you are using an IFA, get them to draft a letter confirming the amount you are eligible to borrow and your deposit amount - this is just as good as a mortgage in principal

    If I were you I would make an offer without delay. The mortgage issue should be a formality and the seller would wait a few days if the offer is right.

    Don't do this as the EA may see what you COULD borrow, and your offer might be a lot lower....they'd hold out for a higher price.

    you would obviously get youre IFA to state the amount based around what you intend to offer...... so yes you can do this and is just as good as MIP.

    Sounds like you could end up in a bidding war. I would walk away and see what happens in a week or so.
    I'm retiring at 55. You can but dream.
