Advice - taking ex tenant to court

No we didn't ask to serve notice, we had already been advised by agent that as she was on Housing Benefit, the council would advise her to stay put, so we had to evict her that way she could be given a council property. If she left without being actually evicted she wouldn't get one and would be homeless. She'd been pretty up and down with rent payment and was in arrears up until about 2 weeks before she left the property.
Actually, I already did report her to council about fraud - will never know what has happened though. She has been moved into a Housing Assoc property, and when we were chasing the Bond from the council, they were very surprised that she was given one of these homes - they said only if she'd been evicted would she get one as the list is huge!!! So I also wonder what other fraudulent claims she's made.
Personally, think she's in a lot of hot water, I don't have any sympathy. Might be more sympathetic if the house had been left in a better state. I can cope with having to clean the carpets after a tenant has left, but not to have them totally removed and the flea treatment done, plus repairs to doors - we all expect some wear and tear and the odd issue.
ALl the letting agent said was that there were animals in the property and I called and said please ask her to remove them. Remember, we've found out that the agency did know there were animals on other occasions but failed to notify us about this. If I'd known that they had asked her to clean the carpets on the amount of occasions that they have written down, then I think I'd have asked to go and check it myself. We've rented for 10 yrs and this is the first time we've had to deal with any issues as major as this - have always been happy with previous agency. (this agency bought out the previous one).

Council standard advise to tenants is to stay put, but they do usually house the tenants before you need to actually take court action, they use this as a delaying tactic but they know that the landlords will get given possession so house the tenants before court action actually takes place.0
