GARAGE CONVERSION NEW BUILD/ question

Hello,

I want to convert a side garage on a new build house which has not been built yet, permmited development rights have been taken away, to convert you have to get planning permission from council, I have spoken to planning officer who advised me as you need to show you have 2 car park spaces, one on drive and part of the garage would be converted to make the drive longer to accomodate 2 cars 10m long, Has anybody been in this position? and can any one offer info on what the cost would be for a builder to submit sketches to scale and forms plus visits to site etc? any help on this matter would be great.

  • For something as simple as that, I would do the plans myself. Especially as you will be able to get up to date plans from the Council's planning website, as it's a new build.

    As the house has not been built yet, you can't just apply to convert the garage - as you can't apply to convert a non-existent garage! You would have to submit a planning application for the whole house, with the garage shown to be habitable accommodation rather than a garage (and the two parking spaces on the driveway, as you have been advised). Alternatively you could just wait until the house has been built, and then submit a planning application to convert the garage - depends on timescales, costs etc.

    Don't buy a house you're going to change.
    Buy one that doesn't need it.

    Have you asked the builder if they will build the house to your specification for an additional payment?
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
