EPC (Scotland)

We are going a list the house in a month or so and I thought it would be prudent to research the enegry property certificate framework to get as high a rating as possible.

I cannot find a template for the scoring anywhere- is one available?

Does anyone have any tips to boost/improve your rating?

    If theres a few simple things in there to get a few extra points, then its worth a quick read at lunch tomorrow!!

    It won't be worth anything. It won't get you a higher price for your house, and it won't get any more attention from any viewer or buyer.

    99 out of 100 viewers/buyers will read the summary of condition in the Home Report, the valuation and that's it. 1 in a 100, maybe even 1 in 1000 will glance at the EPC, but in the main, it will be ignored.

    they don't/can't check and will just guess.

    The difference can be two grades.

    Tell whom? The surveyor?

    You think he/she won't look in the loft, to see the insulation for him/herself?

    Do you REALLY think there's any value in claiming to have cavity wall insulation, only to be caught in a lies later on, when the buyer's solicitor asks for proof of its installation, or guarantees on a claimed recent installation?

    CWI usually leaves drill/fill holes in the outer wall. Do you think the surveyor will miss the fact that you claim to have CWI, but no apparent fill holes?

    Evidence has to be collected by the assessor of all insulation, otherwise it can't be entered into the calculation. It's not worth the assessor taking the risk as there is a high audit rate - they don't care what rating the property has, only that they cover themselves.

    So at first you encourage the homeowner to tell fibs to the surveyor on the basis they won't check, but now you say the surveyor can't enter anything on the EPC unless they check it...?

    But, as I said earlier, I doubt if 1 out of a 100 buyers who look at a Home Report even glance at the EPC....

    Er, I think you need to read who writes what more carefully before you accuse me of encouraging false claims... you can tell that there are two different posters because they have different letters and are pronounced differently... ;)
