Conservatory - leak through fan/light...

I had a conservatory built 18 months ago. It's a good quality conservatory, with glass roof.

Recently, we've noticed that when it's really windy and the rain is "horizontal", we're getting water dripping through from the fan/light. Normal (vertical) rain is fine, as is piles of snow on the roof!

We're presuming what's happening is that the wind is pushing the rain "up" the glass, and the water is bypassing the rubber seals that the glass is sitting on.

I've spoken to a glazier, who has said that he no longer deals with these issues, because a) the leak can be very difficult to pinpoint, and b) he's had previous instances where he's sealed the glass, but a couple of months later he'd get another call with the same problem.

So - I'm presuming this is a "common" problem...but is there anything I can (personally) do about it? Would it be safe for me to climb on to the roof and to seal the glass myself with something like CT1 sealant?

For info - the installer - a local (South Wales) builder - botched my kitchen job AFTER I'd had the conservatory done, and has been taken to Trading Standards, so there's no way I'd contact him to look at it!

    Don't get emotional about it and don't confuse one issue with the other. You need to treat them separately and not allow one contract to influence the other. He's as liable for the first as the second. Although if he is a bodger then there's a fair chance that it won't get sorted properly. Find someone who is prepared to look at it (no way of diagnosing from here). See what they say then come back or take that via TS as well.

  • is this a victorian or edwardian conservatory and is the leak where all the bars meet at the top if so it sound like the foam bung which is pit around the ends of the bars and then liberally sealed with silicon before the finials and crestings are put on commonly missed by bodgers

    The OP said nothing of the sort, he said it was leaking from a fan light, his description sounds good to me.

    Leaking crest and finials is a whole different issue.


    The answer is pretty simple, yes, of course you can do it yourself.

    Forget it for now but when it's nice and dry get a buddy to play a hose from the bottom and watch where the water gets in, seal are readily available for most types

    try reading the post again it says roof and fan /light ie ceiling fan .They even say when rain is vertical or snow its ok and its only when horizontal and possibly pushing the rain up the glass . Please take a little more time to read the posts before calling people for there imput .fanlight is a top opener fan /light is one of them whirly things on the ceiling which also has a light :rotfl:

    Just reading something which is saying that a "finial point" is very susceptible to wind-driven rain if not sealed correctly. I take it the "finial point" is the actual "spire" - or is it the whole "fleur de lys" thing which runs the entire length of the conservatory?!

    The "bodger" is exceptionally aggressive when challenged. Got him through RatedPeople thinking it was a good idea...got to know him well during the conservatory build, but the kitchen had so many faults and he refused to admit liability. Trading Standards were informed, but they felt it was a civil court matter where costs could mount very quickly. In the end, we spent some of our own cash to sort it out and to get rid of him once and for all. But that's another story, and our health can't take challenging it any further!

    The finial is at the very end the crests are from the wall to finial .The glass should be sealed at the ridge (top of roof ) to me it sounds more like a flashing issue against the wall then the water is travelling down the ridge possibly fallowing the wiring to the light fitting

    It says nothing about a roof leak, it actually says fan/ light, which I believe is a high level opening vent in a sloping roof so open to interpretation.

    Fan /light , Normal (vertical) rain is fine, as is piles of snow on the roof!were my biggest clues . if it wasnt for that / i could probally see how the confusion could arrise :A
