    So when the leaseholder (local authority) want to replace all the windows or put on a new roof (or anything else they seem necessary) where will you find the money from?

    My sister owned an ex-LA flat and got stung every time the council did any works. £9000 for replacement paving in the communal walkway, £2500 towards a new boiler for the block. It was ridiculous.

  • I'm not in a flat, it's a purpose built maisonette, no communal areas or access. The council will not need to replace the roof, as I said before I am almost certain I will gain ownership of it. Instead of the usual, how could you afford x y or z if you can't even pay for this, I would prefer more constructive replies. Just because I can't find £40000 now doesn't mean if I needed to find money for a new boiler, windows etc I couldn't.

    When I have put my rtb1 in and had a definitive answer about my queries I will post my findings, so that others might have a better idea

    We bought our house on RTB and from memory there was something to do with individual councills haveing different polices...we had to get a mortgage and a seperate loan for the improvements we needed to do...it was then 3 years before we could remortgage(borrow more against the value of the house) ..and get the loan transfered to the mortgage.This was something to do with the councill again (and from memory some councills have a 5 year policy)

    Small point but if you intend to have a "Dormer conversion" you will need planning permission for the dormer windows because you will be altering the roofline.If you only fit "Velux" type rooflights then you don't.
  • I won't need the permission as long as it doesn't increase the height of the roof line and is within a certain m3 volume. And aslong as it at the rear of my property.

    Are you sure?

    Permitted development rights only apply to houses, not to flats and maisonettes

  • hi, so how far did you get with this? im in the same boat and need to get a deed of postponement but am not sure what the council requires.
    Mortgage company are happy with giving the extra asling as i can getba deed of postponement.

    what i want to get done is dormer loft conversion and a driveway
