    I agree with ACG.

    I've just tried a few scenarios on Mortgage Brain and I can't get such restricted products to even show on my system, whether first time buyer, or homemover.

    Therefore, a broker using MBL and, I suspect, Trigold, should be unable to source a product to which you would not have access. If the sourcing system was wrong, the adviser needs to take it up with them, after resolving your issue, of course.

    The ball is in the adviser's court, IMHO.

Therefore we were not aware of the restriction and, whatever database they use to search for brokers, did not disclaim/show/state any such restrictions.

    Sourcing system would show it. I use Trigold and the products are on there, clearly stated for existing customers or relatives holding accounts.

    Coventry website will show this and it clearly tells the adviser to check lending criteria.

    Lenders often have quirks, it is up to the applicant/adviser to identify them and use/avoid accordingly.

    You are not at fault her. The broker is. How do you know what their system says? To be honest it sounds like somebody making a mistake and blaming others. We all make mistakes, it's a fact of life. If this was me I would call the client and apologise. Refund the fee and hopefully be trusted to find an alternative.

    Im with GMS.

    I use Trigold which clearly states if the deal is for existing customers only. Even IF it didnt state that, its still on the broker. We're always told to get a KFI off the lender rather than the sourcing system we use (admittedly i dont always do it - but then it falls on me if there is an issue).

    Monday morning i would get on to your broker, tell them you want an explanation as to why your out of pocket due to a problem that is none of your own making.

    Yes, so it's the broker's responsibility to source the correct product, not the lender's.

    It looks like you're thinking advisers and brokers are different people - they're not. They're both names for the same person, i.e. the person who advised you on your mortgage and tried to put it through the building society.

    Your adviser/broker (same thing!) is at fault here, not the building society. As others have said, the building society makes it very clear this deal is only available to existing members. It's really clear on any system your adviser would have used to find the deal.

    Your adviser has failed to do his (or her) job properly, wasting your time and costing you £199 as a result. The building society doesn't even advertise this deal for non-members - it's hardly their fault and a bit unfair to be blaming them.

    If I were you, I'd be picking up the phone tomorrow morning and complaining to your adviser for doing their job poorly.
