Coal mining searches

Just reading through the quote from my solicitor regarding all the optional searches, and just got a question about the coal mining surveys. The email said - "In relation to your purchase, the area may or may not in a mining area but some mortgage lenders require a blanket mining search and if so the cost is £41.00."

However, looking at the coal board website they recommend a search (not surprising living in the west midlands) and it gives me an option of either a Coal Authority Mining Report (CON29M, cost GBP25.00 + VAT) or a Ground Stability Report (Coal Mining, Brine and Natural Subsidence, cost GBP44.00 + VAT)


Does anyone know if the 'standard' one that I'd be paying for through the solicitor is the 'CON29M' and I could therefore save some money by ordering it myself?

The mortgage co (Halifax) didn't actually ask for it on my last purchase that fell through, and I was given a formal mortgage offer, so I'm assuming they didn't need one but it would be good for peace of mind especially as there was an old colliery nearby

    If the property you agree to buy is situated in a former mining area, it will be picked up by the surveyor at the valuation inspection and recommended to the lender, which will ask your solicitor to obtain it.

    Sorry, I don't now which search the solicitor might do, but it's normally £30.

    I've just been quoted £35 for a coal mining search (we're currently selling). We're in a fourth floor city centre flat next to the river. What a crock!

    Why a "crock"? Mines can spread out for several miles from the main shaft beneath rivers or even beneath the sea. At say 500 feet down whatever is at ground level makes little difference.
