As far as resale goes, id find the downstairs bathroom more of an issue.
Can the side garden still be made private if it isnt already? Thank you for all the replies so far. I have looked at the photos again and i couldnt see the "suspiciously large sheds". I was thinking about the downstairs bathroom as well. we'll see what happens when i see it later today.
as i said above, my main concerns are: side garden isntead of a back garden. would that stop lenders from lending just because there is no back garden and also would that pose a problem further down the line if i wanted to sell.
the other main issue is no vehicular access to the house. my OH and i both have cars. ok we can park in the side streets but what happens if we go on holidays etc...
i just wanted to gauge your opinions and see where we go. it is well withing budget. Transport links are excellent for both of us to get to work in case the cars break down. shops are close but i need to check if that alley way is frequented by yobs.

I have to agree that the downstairs bathroom would be likely to affect the resale value more than the side garden. Personally, I wouldn't even consider a property that only had a downstairs bathroom.0 -
Also, if the only access to it is via the alley, that would also put me off.
I thought it looked like there was a garage or something at the side, where the tree/bush is in front of.
(I couldn't see the large sheds either).0 -

Yes, it could. You're having doubts, so it's possible that any other future buyer might.

You leave your vehicles parked on the street, like millions of other people do.

It might be an OK house on an OK street but that area has gone down the lavvy in the last couple of decades, and will probably go down further. I have family who used to live not far from there and they escaped to Maidenhead a while back and were very glad to get out before their kids needed to start school. That might not be an issue for you, however.0 -

OP, this looks like a good renovation project but I think the side situation will put lots of people off, with good reason - remedied by fencing it off, but then you'll end up with a v dark garden. If you (or a like-minded individual) don't buy this, it will be snapped up by a property developer who will extend to the side and stick it on the rental market. Fact.

Side garden, no issue - in fact it will represent opportunity-to-extend for a lot of people so might add value.
Downstairs bathroom is solvable with some spending on building work (again, you could plan a side extension which incorporates an upstairs bathroom).

You can do nothing about the vehicle access. I certainly wouldn't buy it for that reason alone. How far do you have to lug your shopping / kids / furniture? How many arguments are you going to have with the people outside of whose house you are going to park?I've got a plan so cunning you could put a tail on it and call it a weasel.0 -

You wouldn't see them on the photos because they are only visible on the aerial view, but they are behind the houses in Wilmar Close directly to the north west of the rear garden.
They are large, and there are at least 5 of them, which is very odd, given that they cannot be garages.
However, having looked at the houses on Street View they look like pretty normal homes, not typical HMOs, or worse.0 -
OH had a house with a side garden which he sold and moved to another area. Was a bit surprised when he drove past his old home a couple of years later to find the new owner had built a house on the side garden. You wouldn't have thought there was enough space to do it, but apparently there was!

i wouldnt have a house with a side garden that couldnt have a 6ft fence to be fully enclosed for young children to play in, would that be an issue? the parking would put me off and so would a downstairs bathroom only.Have a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0
