  • I'm a little intrigued on how much things are costing you to move. You mention Utilities, Broadband and Driving licence.

    I'm currently in the process and have spoken to my utility providers.... to give you an idea, i'm "locked in" with British Gas until May. I have also only just had my broadband installed 2 months ago (locked in for 12 months).

    I spoke to British Gas. They are already the incumbent suppliers so they simply transfer my account.

    I spoke to my BB provider. I'm on fibre, but at the new place go back to copper. This involves a deinstallation and a new router. £0 cost.

    Change of address on driving licence is free and online.

    For me (not the OP) by far the biggest cost of having to move is the double rent that will be incurred because it is never possible to match up a move in date with a move out one in rented accom.

    If you get really unlucky and find a "must have" new house at the wrong point in the rent cycle this could be 7 weeks rent lost.

    Of course if you're prepaed to give notice first and move into whatever is available on the date then it can be a few days, but who wants to take that risk?

    Or worse yet, if you find a house to buy and complete more quickly than you wanted, you end up with both a mortgage and having to baby-sit and empty house for 3 months as well as paying rent - like I did. I ended up bed and breakfasting 3 days out of 7 in the empty rental while my family had moved to our new home just to comply with the provisions in the agreement not to leave the place empty for any length of time. This wouldnt have come about if I had a) known that an S21 only meant intention and b) the LA hadnt been so underhanded and lied to us about their intentions when they renewed our tenancy for 6 months instead of the previous 12.

    Misrepresentation is
    • irrelevant in so far as staying as what you signed was a 6 month contract, but
    • you might have a case against the agent for damages as their representations led you to sign a contract in the first place regardless of duration.
    Sadly it means you are going,:(when as advised earlier if the Notice was valid in terms of the details and your tenancy.

    This comes from someone who understands in detail representations in agency and property.

    I'd apologise to GM, it's not the advice you wanted, nor conciliatory as you hoped,but he did answer to make it clear the tough situation you are in rather than offering false hope. Be graceful :)
