I am comparing to similar houses and I have used Mouseprice to make comparisons etc. Prices have risen over the time period and all I'm doing is ensuring that the value of my house reflects that. I don't know why I have to repeat myself 1000 times on this tedious thread which really should be closed by now.0 -
Problem for you is your idea of perfect is my idea of hell,but IF i had to live there i'd want it at a knock down price.
I once offered £240k on a house priced at £285k,i thought it was still close to the SDLT. Vendor turned me down. The house sold 6 months later for £240k. If the vendor hadn't had the L'oreal effect(cos their house is worth it) they'd have sold it 6 months earlier.
Your idea of hell is someone else's idea of heaven. Traffic can be busy, but every town centre location is the same; the street hasn't flooded since the great thaw of 1947 as the riverbank is quite high, and we haven't had any significant issues with louts/yobs over the last 7 years of living here. We are in a cul-de-sac and most people don't pass by unless they live here or visit someone.
What other vendors do is their business. If I don't sell I might rent out the house instead.0 -

I suppose you should have marketed it at £280k and accept £265k. I'm not sure but I don't think anybody apart from you know what your house is like or where exactly it is so I am surprised they know what it's true value is.0 -

There is obviously a lot of 'mick taking' on these forums. Fair enough folks, take as much mick as you like.
I'm relaxed because I could possibly rent it out or just sit and wait until elusive offer comes. The house isn't for sale because of probate, divorce or a job move 100 miles away. We can sit tight and wait.
If I sold it for £250k I would then be have to make silly offers on the £300-310k properties we after, and frankly, I have not got the time for such tomfoolery, particularly as you need to move quickly once you exchange contracts. I don't want to have to sell and then rent for 6 months - not part of my game plan.0 -

i'm certainly not mick taking,i'm only trying to show the flip side,you may get someone who's happy to pay close to asking,i personally with a house close to the stamp duty threshold would only offer less than the threshold as shown in my example. I don't think ukcarper is taking the P either,they have a valid point. Maybe you should market it a little higher,its just the way it is,people are always going to try and buy for less.
And I would certainly entertain "tomfoolery" if it meant i got something £10-20k less2 kWp SEbE , 2kWp SSW & 2.5kWp NWbW.....in sunny North Derbyshire17.7kWh Givenergy battery added(for the power hungry kids)0 -

Errrrrr, hardly, lol! Actually more like Barbara Good, not afraid to get my hands dirty both when it comes to house renovations and in our lifestyle generally (whilst not being totally self-sufficient, it's something we're working towards), but thanks for the *compliment*
Oh, and BTW, we sold that *hugely expensive* house, traded down and are now mortgage-free
Edited to add - and our latest house (not the one we bought after selling our *hugely expensive* one (LOL!)) has had no plaster on the walls for the 20 months we've owned it (stripped back to bare stone, then left partly unpointed by PO - and we are gradually replacing), had no kitchen and only rudimentary bathroom when we bought, yet no complaints from me about having to live on another (!) building site till WE had done the work!
Sorry for the rant, but Tancred and his stupid *Margot Leadbetter* comment couldn't be further from the truth!Mortgage-free for fourteen years!

There seems to be the idea that all houses are priced to allow for a big discount but you only have to look at rightmove to see some houses are priced more realistically than others.
I know someone who sold in Reading last year they accepted a £5k drop on a house valued at £185k.0
