Skipton or Accord?

Right so had a call from finacial advisor who i have never used before . Tole her i was looking for 10 yr fixed rate deal and said skipton. She said good rate etc but the times she has dealt with them they have been very slow and needed tonnes of info. She recommended accord instead. This has exactly the same deal but the set up fee is about £400 more. She said they were better service and accessibility. So come on you brokers is this info correct or is she spinning me a yarn!!!??? Any info appreciated.

I've dealt with both and both are fine - at least in my experience they have been.

If the rate is the same, but the fees are higher with Accord she would need to justify the reason to you very well.

Do you need the mortgage immediately, are you in a rush, or could you wait an extra week? Assuming Skipton are slower that is

Are there any other features that the Accord mortgage has over the Skiption one i.e overpayments etc?

I would think twice before paying £400 extra for the same deal with another lender

never had any service issues with Skipton, one of the few that 'phone to keep you informed. I'd save yourself £400 and use them.

Are there any branches in your areas of the Skipton? If so this may be a consideration should you need to speak to your lender in future.

I have used Skipton quite a lot and I really like them as a lender and never had any issues with speed of processing but I guess it depends where you live as I use their HO for this where as the brokers like Herbie will normally use Solihull (because they live in the south).

Hopefully your broker will have assessed your needs fully and will have considered all the lenders that might lend you the money that you need but as herbie said - If you ain't in a rush and you all your bank statements and wageslips and p60's to hand then I can't see why Skipton wouldn't be worth the punt if you are not in a massive rush and want to save yourself a few extra hundred quid.. Afterall any lender has the right to request more information if the need to.

I've never had a mortgage with Skipton, but most members of my family have accounts with them, and they are very good.

If you use Skipton go direct to a branch. Should take a few days.

Accord are available through Mortgage Brokers only (god knows why) as using a broker as oppose to going direct to a branch is a pain and when it comes to Accord ,takes a very long time.

My first ever mortgage with Skipton was so efficient that I cant remember exactly how long till the offer came through. With accord it took 10 weeks for the offer from an AIP. They have been a complete joke but the brokers were partly to blame. However they offered the best rate at the time.

Thanks all for your opinions. We do need it to be fairly quick process as the house we are buying is a repossession and although the bank have decided not to impose the 28 day time constraint they do want it to go through fairly quickly. Thing is this financial advisor is attached to the agent that we are buying off so if there were any delays i could always blame them as they recommended her!
The accord and skipton deals are exactly the same (apart from fees). She did say that she would do the skipton one for me but it would cost me £95 to use her where the other one was free. Also she said skipton have no online facility for her to apply online? Plus i only tend to keep the last 6 months of wages slips etc etc

TBH they are both as quick as each other

Not really sure why she would want to charge you to go with one lender, and not charge you to go with another - it'll be the same amount of work overall.

The on-line facility is not really an issue, as if you see the adviser first thinhg in the morning, complete the form with all the relevant documents to hans, she cabn have it in the post the same day and send off to the lender to be there the next day. On-line systems can also get delayed until paperwork is received in the post on via fax, which often takes a day or so to get scanned and allocated to the correct case

Last 6 months payslips are plenty, below is what the Skipton website asks for:
    • Latest pay slip (P60 is also required if bonus/comission needs to be considered)
    • Latest month's bank statement. This must show a full month's history and mortgage payment and salary credit (not required for existing Skipton borrowers)
    • Last 2 years' accounts (Self Employed only).

Can you ask for a KFI for both? The KFI shows how much comission the broker will get from the lender, that may give you a clue as to why she recommends one over the other and why she will charge a fee for one and not the other. Sounds a bit fishy.

Is that right? Can you do that - charge clients for advice if they want to go with a cheaper deal that you have offered. That surely must be breaking the Treating Customers Fairly rule.

I would be fuming if a broker had said that to me and I would feel a right cheeky monkey by even trying that one. I would tell the broker to do the Skipton one for free or you will ring skipton direct and get them to do it for free.

Bang out of order is that!!!

    Hi
apparently she is only fee free if the commission is ok that she gets from the building soc. I think the reason she wants to charge me £95 for skipton is that the commission for a broker for this is low? Anyway its now all irrelevant as they pulled the deal this morning...typical..doing some more research now before my meeting with her on Tues...HSBC (fee free), Abbey and Nationwide have the best 10yr fixed rates at the mo....just have to keep on top of it all!
