    If a single bed fits in it even if there is no other space then it's a bedroom.

    I once viewed a house and the third "bedroom" was in fact 4' x 4' but because it had a window the Estate Agent was adamant it could be classed as a bedroom, even though it would be hard pushed to hold a cot.

    Another property had a 3rd room which was 10' x 8' but couldn't be classed as a bedroom because it had no window.

    Not sure if lack of powerpoints is a contributing factor though.

    I'm guessing OP is in receipt of housing benefit, which will be reduced soon because they have a spare bedroom (HB is being cut from April 2013 if your house is 'under-occupied').

    OP - according to the page below, there is no formal definition of 'bedroom' for the purposes of this:

    http://www.housing.org.uk/policy/welfare_reform/%E2%80%98under-occupation%E2%80%99_penalty.aspx

    Was the property marketed as a 3-bedroom house? Also, as mentioned above, would a single bed fit in it?

    A socket isn't essential in a bedroom (I assume it has a ceiling light?)...
  • I would suggest you can claim the 3rd room is a store-room. Without any power points it would appear to fail the Housing Health and Safety Rating System, as inadequate power points can increase the risk of extension leads etc, which may be a trip / fire and electric shock hazard.
    Measures to lessen the likelihood of occurrence and reduce harm outcomes

    • Adequate number of appropriately sited electrical socket outlets;

    In Scotland,
    The tolerable standard also includes provisions of the Housing (Scotland) Act 2006 which means a house must also:
    have satisfactory thermal insulation
    have an electrical installation that is adequate and safe to use
    A kind word lasts a minute, a skelped erse is sair for a day.

    Surely a bedroom is a room in which one can sleep (in a bed).

    Indeed, if you can put a cot in, it could be used as a child's bedroom?

    If the room has a window its a bedroom if it does not then its not classed as a bedroom.
