property near hospital

Been to see a property today which I loved. It's on a really nice quiet estate but there is a hospital being built at the end of it. Probably about 0.5 miles from the house.

Does anyone know if hospitals add value to property or if we went for it would we loose money?

    I'd be looking at their parking plans - most hospitals do not have enough, and the surrounding streets are used by staff and patients as an overflow (or simply as a free option).

    If it has an A&E you may want to consider the noise disturbance (sirens) from emergency ambulances going and coming, which will obv be 24 hrs a day, and may well affect future re-sale (regardless of what the surveyors view may be).

    Every hospital I've ever visited has always had parking issues & so visitors have to look around at where else to park.....ooh look a nice quiet housing estate with no parking restrictions...:D

    Probably depends on the type of hospital too - little "cottage" one/major giant one with huge A&E/private one etc...

    Just a thought ;)

  • its a community hospital, no a and e by the look of it, just a minor injury unit like we have now at the current hospital. local press are saying only 30 inpatient beds but lots of people coming as outpatients.

    Local house prices often rise after a new hospital is built - doctors and other staff need somewhere to live.
    Free the dunston one next time too.

    Grandfather used to have a house near a hospital - parking was becoming an utter nightmare being the big drawback of it all... however the value of his house had gone sky-high as lots of buy-to-letters had moved in to buy up anything vacant and rent it to house-share nurses.
    Little miracle born April 2012, 33 weeks gestation and a little toughie!

    You may find the roads around you get gritted more often.

    But parking may be a problem especially if you do not have off road parking. Often if its that bad you may find pressure for a residents parking scheme which in turn has potential costs for residents. But how much parking can a community hospital generate? Also many people are so lazy that half a mile will be too far.
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.
