Advice on dealing with problems regarding survey.

Offer made mid March, declined raised and accepted, papers sent to Building Society, long wait through lack of communication about extra documents etc, finally survey was carried out a week past on Friday, got the report and offer through. The roof tiles are at the end of their life and need replacing, they want to hold back 3k until this is remedied.

Mentioned it to EA who is basically taking the !!!! because I am a FTB. Her take at first was if the valuation is what you offered then any improvements are your problem! Here was me thinking a roof was part of the house? I guess these days its an added bonus.

Sale price is 98K, valuation before work is 95K, and 98K after. Therefore I need to cover my costs of replacing the roof while lowering sale price.
So I have been trying to arrange quotes for the replacement of the tiles/batons etc. but its going to take a few days. As far as I know she hasnt informed the vendors, and generally is useless, however I can't push my solicitor to inform the other party without something in writing from a builder to back up the price I wish to reduce the sale figure by.


Any suggestions as to what to ask for in terms of reduction / how to deal with this best / any general advice.

    She needs to tell them what is happening! You are able to tell them that your mortgage company has placed a retention on the mortgage (quite a big deal actually) and say that you need quote in order to find a reasonable sum.

    They can brace themselves then. You can ask your solicitor to do this but it really is the EAs job. I'd speak to her boss!

  • I chased the EA up today, they will not inform the Vendor until a copy of my survey is given, however I have checked the document as it was the basic valuation type one between me bank and suveyor, and it specifically says it should not be divulged to third parties. I thought the EA could at least mention it to vendors as they wont be so shocked rather than receiving solicitors letter regarding it.

    I am waiting for a written quote from some builders still but I think the best way forward is to get the solicitor to deal with it bypassing the EA. Solicitor wants written quote but once this is done at least things can move.

    With regards to the report, I know the EA just wants it to see the valuation and not so much the full details, so would it be acceptable to send only a copy of the partial document showing the relevant parts with the rest blacked out, or is it better to not send anything and let the solicitor deal with it.

    Yes it is perfectly acceptable to only copy the relevant part of the valuation for the ea.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
