When we were looking for a house we either asked the EA who was marketing the property or if we viewed the property we asked the vendor directly. Actually its a good idea to ask both EA and vendor, sometimes the answers are different
:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:
  • Thanks for your quick reply - the house is empty (vendor in Kenya) and the EA has told myself 2 months and my partner 5 months so have a little inkling they may be fibbing!

...or look at the pictures. There's often a give away in the state of the garden. Even if there isn't a garden, you can often see out through a window.

I'd go with the later 5 months! where i work they usually just lie and say it hasn't been on for that long so that they dont have to deal with people going 'ohhh so why hasnt anyone looked at it then?'

The most annoying question i ever get asked!

You can't believe what an estate agent will tell you, - if the property's been on the market for 2 years, but with the agent for 1 month, the agent will tell you it's been up for sale for 1 month.

A lot of currently available property has been on the market for some time (which is actually normal) due to poor market conditions or over-valuation or a combination of both.

Bear in mind that many properties that may have been around for some time have probably been re-priced over the period to attract more interest, so it doesn't follow that the vendors price is *still* too high, nor that they would accept a silly offer against the current price.
