question about houseprices website

I've just looked up the property I'm in the process of buying and the website says it was sold in May 2005 and then again in October 2006. This doesnt really match the information given to me by the vendor who says he has been renting it out for 2 years but now needs to sell to release the capital. Would a remortgage show up as a sale on one of these sites or do you think there is some dark secret meaning that everyone tries to sell this flat as soon as they have bought it? :(

    No, a remortgage should not show. It could be he has sold it to himself, eg selling half to his partner or selling to a limited company or something for tax or inheritance reasons. Why not ask him?

    If you have used a free web site which has given you this information, why not spent £2 and go on the land registry site

    Sometimes a remortgage does show. I don't think it should but I know for a fact that it happens. ;)

    I also know that sometimes they log the wrong house numbers. I know a street where they've logged each sale as actually being the house next door :confused:

    ok I downloaded the info from the land registry but need a bit of help interpretting it.

    It says the vendor purchased it in October 2006 (no information about who from). It also has this restriction...

    RESTRICTION: No disposition of the registered estate
    by the proprietor of the registered estate is to be registered without a
    written consent signed by the proprietor for the time being of the Charge
    dated 6 October 2006 in favour of Governor and Company of the Bank of
    Scotland referred to in the Charges Register.

    is that relevant or is it just telling me who their mortgage is with? what does it all mean?!

    it also mentions that I am not allowed to turn it into a 'beerhouse'!

    That restriction looks like a mortgage or similar charge on the property.
