How do you stay positive???

Aghhhh! We've had our house on the market since July.
We had an offer in December which we accepted, they were very pushy (we hadn't found anywhere but were prepared to go into rented), they were pushing for superfast sale etc and then suddenly 2 weeks later they pulled out saying the guy had got a promotion in another part of the country (not sure whether that was true or they felt they had to give an excuse).
We picked ourselves up and had another offer last week. We accepted, things then went very quiet from the buyer, avoiding the EA's calls etc and then they emailed estate agent to say they realised they could get a bigger mortgage so were looking in the next price bracket.
We feel so dejected and disappointed that this has happened twice in 2 months. I know this is just how it goes but it's so hard not to get really peed off about it. I feel like we will never sell our house or get an offer from a serious buyer. How do you stay positive when this keeps happening??

Oh, that's awfully bad luck. We had a horrible house sale last year, so I feel your pain! The only way to stay positive is to cling onto the fact that two people in two months have wanted to buy your house, so someone else will come along soon enough. Objectively, you'd be in a worse position if you'd had no interest at all since July, although I appeciate it might not feel that way!0

Sorry to hear you are having problems like this.
I've already worked out my own personal strategy to keep my emotions on an even keel if it takes a while to get a decent offer on my place - every personally calming thing I can think of.....
If it takes a while whilst I wait my way through silly offers, anyone letting me down, etc - then I could be taking an awful lot of countryside walks and listening to an awful lot of calming music.
Whatever floats your boat as to a way to take your mind off things while you wait. Some things it's just not possible to have any control over - and I know I will find it hard myself if I'm not leaping up and down in the first month thinking "Got it...got it...got a decent offer" - hence I've worked out my strategy for coping in advance just in case....and hope I don't need to implement it...0 -

Thanks for the kind words everyone. We were disappointed enough the 1st time and then for it to happen again 8 weeks later was a bit of a killer. I guess we are lucky we hadn't found anywhere we wanted to go and we aren't in a rush to sell but still once you get an offer you get into mindset of moving. Hey ho just focussing on a few more months of lower mortgage payments, more saving etc and hope someone (serious) comes along soon!0

It's worth trying for if that is what you decide will suit you best mummyroy (ie to sell the house)...but I do understand that not everyone has gone through an absolute try their blinkin' darndest to bend you to their will School of Knocks in any context.
I have gone through this "You darn well WILL do what WE want" School of Knocks in a very different context - and came through it determinedly following the course of action I had decided on. Boy - was it hard or was it hard?:eek: But I managed it and, with that, got the confidence to think that I won't let a Buyers Market beat me down into deciding not to sell or giving way to a silly offer price or anything and have worked out my calming strategy in case of need in advance. I had to work out ways to deal with this School of Knocks thing (my past employer if you're wondering....) or else I wouldnt be here now typing this...and that ain't no joke...:(
After some of what I've been through in that very different context - then the most troublesome houseselling scenario in the world and with pressures from right, left and centre to give up or sell for peanuts will be Easy Street and I suspect will barely register on the Stress Scale after having been put through the mill by professionals elsewhere and beating them.
It all depends on the person - but if you have been through a School of Knocks in a context where they were intent on making you do what they required - and you didnt:D - then you have a head start on coping with the stresses of selling/buying a house.
Hence - check out your own past life and figure out whether you had any deliberate "putting through mill" stuff going on from anyone and you got through it and take confidence from that if you did and you managed to get through it.
Another possibility is if you have ever had a serious illness that you were told to just live with and/or take drugs for for life and you decided you weren't going to and fought back and won in that context and are now healthy again. Another thing to take confidence from that "I beat that...so I reckon I can beat this".0 -
Right - here goes.
Two offers received that you were happy with. This means that people like your house, it is appealing to them and you are about right with your price.
It would be far more worrying if
1. no viewers
2. hoards of viewers, no offers
It does sound like you are on the right track, therefore it's probably just a question of time.
The best times for marketing a property are Spring and early Autumn. July, August, November and December are the worst months, four of which were part of your time scale. And yet....you've had viewers and offers.
Spring is just round the corner, activity levels should start increasing over the next few weeks.
You've had two offers so far - a third is out there somewhere.

We have been on since March 2012, had 6 offers, all below what we hoped.
Served our notice, coming off the market, like toy we can't take the hassle and frustrations anymore!!0 -
Very sorry to hear you've had to deal with two offers falling through Bargie

We had one fall through when we were selling back in 2007 - we had personal issues going on at the time, plus DS was in the middle of taking four 'A' levels and we all felt under a lot of stress. We were selling at the higher end of the market and buyers in that price bracket were few and far between despite it being a popular area and a beautifully renovated 3500 square foot family home.
Just when we'd given up hope - we'd been on the market since Feb (8 months) with only around five viewings - we had an offer £5k below AP from cash buyers who elected not to have a survey on our Victorian house and the sale went through in six weeks......so please don't give up hope, keep positive as the *buying season* approaches and fingers crossed you'll find a more committed buyer very soon

I know it's good we've had 2 offers but we have had quite a few viewings - we have really low ceilings in the kitchen and dining room (old house) - which rather limits our market to shorter people! But we'd agreed anyway not to even look on rightmove at houses on market until we've sold, which makes it a little easier!0
